Corrective Maintenance Plan
(the extremely short version)

The Corrective Maintenance Plan is intended to be an on-going review of the physical issues confronting the Theta Chi Fraternity House (the Asset). It contains an inventory of the most obvious and notable items that need addressing in order to serve the better good of the house and those who reside within it. It also represents a process through which maintenance issues can be addressed and monitored. Finally, this Plan is a living document that must periodically be updated as required.

The plan identifies problems according to the following topic areas:
ISSUES- are the items currently of greatest concern.
TASK ASSESSMENT – provides explanations and describes those factors currently associated with the concern. In addition, it identifies the manner by which issues should be resolved. Corrections that occur in-house are those actions accomplished by chapter members, volunteers or alumni. Commercial entities are companies that specialize and have the expertise to perform particular services.
RISK TO ASSEST – describes the level of associated risk. It also describes the rationale supporting the concern.
PRIORITY – identifies the urgency with which an item should be corrected.
FINANCIAL ASSESSMENT – attempts to identify a predictable cost level for respective problems as well as recommendations how the expense might best be managed.
Many of the problems currently faced have been the result of individual initiatives and/or a lack of concern about the physical well being of the building and its contents.
The Building Corporation has a fiduciary and inherent responsibility to provide governance, guidance and oversight to the chapter in the maintenance of the house. By doing that, it satisfies its major role as an asset manager.
